Final Inspection Checklist

This checklist is not a complete list of items needing inspections.  It is only a list of items sometimes overlooked by the Contractor and/or the Owner/Builder.

Exterior

  • Premise identification (3-inch minimum house number mounted on home with contrasting background (visible from street)
  • Hand and guardrails where required
  • Final grade 5% for 10 feet from foundation (All drainage is to slope towards nearest public right-of-way) 
  • Plaster foundation
  • Rain-gutters with downspouts and blocks or equivalent over all exterior exits 
  • Retention of any slopes greater than 2 to 1
  • Exterior paint and caulk (paint lintels and caulk between windows and brick) 
  • Permanent power inspection completed and meter installed prior to inspection 
  • 36-inch landing for all exterior doors (door may open at a landing not more than 8 inches lower than floor level, provided door does not swing over landing)
  • "Anti-siphon"-type hose bibs (including garage)
  • Screens on all operable windows
  • Water-meter box to grade with top of curb, complete with construction meter 
  • Safety grate over all window wells located in a patio or adjacent to a walkway 
  • Replacement of any broken sidewalks and curbs 

Interior

  • Identification of all electrical circuits in panel(s)
  • G.F.C.I. protected kitchen, basement, garage, and exterior outlets in conformance with the 2005 edition of the National Electrical Code 
  • Green Sticker on furnace indicating de-ration of appliance to BTU rating and elevation 
  • Access to jet-tub motor
  • Wiring of smoke detectors, with battery backup, in series conforming to the 2005 National Electrical Code
  • Water pressure regulator
  • All finished hardware and floor coverings
  • Guardrails on stairways open on one or both sides as required by the International Residential Code 
  • A.F.C.I protected bedroom circuits
  • Attic access, draft stops, and ventilation to conform with the International Residential Code
  • Carbon Monoxide Detectors on each level with a gas-fired appliance
  • Attic insulation with installer's certificate posted just inside attic access 
  • All joints and fasteners within garage firewall taped and covered by approved means (plaster)
  • Water heater strapped or secured high and low 
  • Pressure relief tank installed as required for size of water heater 
  • Stairways meeting the minimum required 36-inch width, risers not exceeding the 8-inch maximum rise, treads having a minimum 9 inches with a maximum deviance between rise and run not exceeding 3/8 of an inch 

Fire Inspections

The following is a general list of requirements for business/residential fire inspections:

  • Address displayed on house and visible from the street
  • Gas meter to house accessible and protected if by a driveway
  • Accessible fire extinguisher: recommended 5-10 lbs. ABC fire extinguisher
  • All circuit breakers in electrical panel labeled (no open blanks)
  • Electrical outlets not overloaded with power strips
  • Operational smoke detectors 
  • Clearance of 18 inches between furnace and hot water heater from any combustible materials
  • Adequate exits from house
  • Flammable liquids stored away from house
